What Are My AHU Maintenance Requirements?
Air handling units serve an essential purpose within an HVAC system, with all the circulated air passing through the sensitive fins and coils. Over time airborne pollutants can erode and contaminate these highly sensitive units, reducing their efficiency and leading to expensive repairs if poorly maintained.
As all air from the entire ductwork ventilation system passes through an AHU, these ‘pinch points’ in the system collect all debris and particles and can contaminate the entire ventilation system with harmful pollutants and debris.
Poorly serviced AHUs will function below their optimum efficiency, should they become contaminated this can put excessive pressure on the plant leading to higher energy costs and drastic shortening of the lifespan of the AHU. AHU Maintenance should include a thorough service and deep cleaning of coils to ensure these essential elements are running at 100% efficiency.
Maintenance in three easy steps.

ASSESS.
Condition assessment and asset tagging of all AHU's on site, including sampling to CIBSE TM26 if required. Collect all information (belts, filters, model etc) for future maintenance.

REMEDIATE.
For dirty or poorly maintained AHUs deep clean each unit, sanitise and treat any rust spots. Replace with clean filters and new belts if required.

MAINTAIN.
Maintain at regular PPM frequencies in line with SFG20 guidance, monitor condition and replace parts / re clean as required.
