Testing Obligations?

Under the regulatory reform fire safety order 2005 (the law) building managers (the responsible person) have a legal duty to ensure all fire protection assets within their buildings are fit for purpose and correctly maintained.

To evidence fire damper compliance, testing inspections should be completed in line with BS9999 and BESA VH 001 which both stipulate an annual inspecteion of all fire dampers within a building.

Documented fire damper testing inspections protect you from insurance and legal breaches in the case of a fire.

Compliance In Three Easy Steps

ASSESS.

Key to compliant fire damper inspections is to understand what fire dampers are fitted (or should be fitted) into your property. Key information can be found in building plans, fire strategy documentation and fire risk assesments.

If no documentation is available, the first visit should build up a list of installed dampers for future fire damper testing.

INSPECT.

Physical inspections of each fire dampers operation and installation by trained engineers ensure the damper will operate as intended when its needed. A thorough check includes releasing the damper and documenting its operation whilst recording any defects or installation failures.

MAINTAIN.

Ongoing PPM maintenance tests will ensure any degradation of the fire damper will be quickly identified, protecting your property and occupants.

Fire damper inspections should be carried out every 12 months as a minimum!

The legal requirement to test and inspect fire dampers has always been there however has often been overlooked by building managers who have not always had the knowledge or understanding of the risks should they not be correcttly maintained.

In recent years passive fire protection has received a lot of attention in the press and from insurers who are now more regularly requesting evidence of compliant fire damper testing inspections.

It is essential that fire dampers are inspected by a trained competent person, this is firstly a requirement under the Regulatory Reform Fire Safety Order 2005 (RRFSO) and minimises the risk of elemeets of the fire damper being overlooked that could cause it to fail.
